TERMS OF USE


1. CONDITIONS FOR CONFIRMING BOOKINGS


1.1. In order to make reservations, it is necessary to comply with some basic requirements, such as the minimum age of 18 years for the guest responsible for the reservation, no criminal record and payment of 100% of the amount at the time of booking.

1.2. Therefore, it is essential that all guests present a valid document with a photo. For Brazilians, ID, CNH, Passport or Class Card are accepted. For Foreigners, RNE, Passport with a valid visa, or Identification Card for Mercosur citizens will be accepted.

1.3. EASY STAR may request other documents it deems necessary.



2. PAYMENT METHODS



2.1. Payment can be made by bank deposit or bank slip.

2.2. In the case of a bank deposit, the voucher must be presented at the time of booking, if the amount is not cleared within 1 business day, the reservation will be automatically cancelled.

2.3. Customers may request the issuance of a bank slip, with the application of a fee of R$ 5.00. The payment period for tickets will be 1 business day. If the ticket is not paid on time, the reservation will be automatically cancelled.

2.4 The total amount of the stay must be paid in full at least 1 day before check-in.



3. CANCELLATION POLICY



3.1. If there is a withdrawal within 30 days, the Lessee is responsible for paying 30% of the total value of the lease. Within less than 30 days, you are responsible for paying 50% of the total lease amount. If the notice is less than 15 days, the amount must be paid in full.

3.2. Changes to the reservation dates will only be allowed upon request and confirmation by email by the EASY STAR team, with no obligation to reschedule any dates in case of request for a change of check-in on behalf of the renter, subject to calendar availability of the property.

3.3. The refund of amounts paid in cash, bank deposit or bank slip will be made within a period of up to 7 working days by bank deposit in the account informed by the customer at the time of cancellation.

3.4. EASY STAR has the right to immediately terminate the rental agreement, without any refund of amounts paid by the customer, if one of the following occurs: the total number of occupants exceeds the maximum defined on our website, disturbance of the peace of the neighborhood and /or violation of condominium rules, organization of parties, consumption of illegal drugs, pets without our permission or failure to pay the rent in full.

3.5. If the reserved property has an internet connection or cable TV, EASY STAR assumes no responsibility for any connectivity problems or inconveniences resulting therefrom. These services are provided by telecommunications companies and are beyond our control. In case of problems and disturbances with the internet connectivity or TV signal, there will be no refund of the rent payment.

3.6. If, for any reason beyond our management's control, the leased property is no longer available, we offer our customers the choice of a similar property or a full refund of all amounts paid.



4. CHECK-IN AND CHECK-OUT RULES



4.1. Check-in time: from 4 pm.

4.2. Check-out time: until 11 am.

4.3. The client must inform us of the estimated time of arrival and departure and provide a contact number so that we can instruct you on the check-in and check-out processes at the rental property.

4.4. After Check-out the EASY STAR team will examine the property. If there is damage assessed as misuse, a fee proportional to the damage caused will be applied.



5. RESPONSIBILITIES AND OBLIGATIONS OF OUR GUESTS



5.1. The guest assumes full responsibility for the property he has rented, as well as for its furniture, bedding and utensils. In case of damage to any of the items, EASY STAR's management must be informed immediately so that appropriate measures can be taken. Damage caused by misuse is subject to additional fees in proportion to the damage caused.

5.2. The client and all apartment occupants and visitors (when permitted) must comply with the condominium regulations and rules. Fines imposed by the condominium administration for non-compliance with the rules will be paid by the customer.

5.3. There are condominiums that do not allow the entry of visitors. Please contact us before making any reservations where visitors are expected, so that we can provide you with a more suitable property.

5.4. Pets are not allowed without EASY STAR authorization.

5.5. Smoking is not allowed inside the property, the areas reserved for smoking are the balconies (when present) or laundry rooms.

5.6. It is not allowed to hold parties or events of any size in the
